Questions about renting a home

What are the steps involved in renting a property?
  • Start by figuring out how much you can afford to spend on rent, including the cost of utilities and other regular expenses.
  • Know what features matter most to you in a rental property, and come prepared with questions during viewings — a checklist can help you stay organized.
  • Get your paperwork ready in advance, like ID and references, so you're ready to apply quickly and improve your chances.
What do you need to rent a property?

To rent a property you'll need to provide proof of identity, such as a valid passport or ID card. Most landlords will also ask for recent payslips or a work contract to confirm your income.

References from a previous landlord or your employer may be required, especially for long-term rentals. Some landlords might also request bank statements to assess your financial stability.

In some cases, especially if you're a non-EU resident, a guarantor or additional documentation may be needed. While formal credit checks are less common than in the UK, agents or landlords may still assess your ability to pay rent reliably.

What is a tenancy agreement?

A tenancy agreement is a legal contract between the landlord and tenant that outlines the terms and conditions of the rental arrangement.

It includes details such as the rental amount, payment dates, duration of the lease, responsibilities for maintenance, and any rules about pets or subletting. Most agreements are written and signed before the tenant moves in, though verbal agreements can also be legally binding.

Having a signed tenancy agreement helps protect both parties in case of disputes, so it’s important to read it carefully and ensure all terms are clear before signing.
